A damp patch on the ceiling is rarely right under the fault. Water gets in at one point, often a junction around a chimney, a valley or the ridge, then runs along the timbers before it shows. So we find where it is getting in before we fix anything, rather than patching the spot where it appears. Our posts on what causes roof leaks and damp patches on ceilings and walls explain the usual causes.
Roof pointing is the mortar that holds the ridge tiles along the top of the roof, and sometimes the hip tiles, and seals the gaps beneath them. It is out in all weathers, so over the years it cracks, crumbles and washes out, and once it does, rain gets in under the ridge and the tiles work loose.
Signs to look for are mortar in the gutters or on the ground, gaps along the ridge, ridge tiles that move, and damp in the loft near the ridge. Where the tiles are still firm, repointing the joints is enough. Where the mortar underneath has failed, the tiles are lifted, laid on fresh mortar and fixed back down, which is called rebedding, and we will explain which your roof needs.
Repairs are the right answer for most roofs, most of the time. When leaks keep coming back in different places, tiles are failing across the whole roof or the underlay has perished, each repair buys less time, and a new roof becomes the better value. Our posts on whether to repair or replace an ageing roof and what roof repairs cost help you weigh it up.
