Flat roof repairs

Most flat roof leaks start small, and because water drains slowly off a flat roof, a small fault lets it sit and work its way in. Once it is under the covering it can travel, so the drip inside often shows up some way from where the water gets in. That is why we look at the whole roof and trace the leak before we repair anything.

The faults we see most often are these.

• Water pooling on the surface after rain.
• Cracks, splits and blisters in the covering.
• Edges, joints and seams that have lifted.
• Damaged upstands where the roof meets a wall.
• Blocked outlets and downpipes.
• Moss and debris holding water on the roof.

The repair depends on the covering. Felt is patched or overlaid, fibreglass is repaired with fresh resin and matting, and rubber is repaired with specialist adhesives and a membrane patch. We check the outlets and downpipes at the same time, because a roof that cannot drain will fail again.

Repairing or replacing a flat roof

Small cracks, a lifted edge or one damaged upstand on an otherwise sound roof are repairs. Replacement makes more sense when the covering has gone brittle across the whole roof, when water pools over large areas, or when leaks keep coming back after repairs, because by then each patch is only buying time. Felt, EPDM rubber and fibreglass

• Felt. The traditional covering, still common on older extensions and garages. It is the cheapest to lay but goes brittle with age, and its laps are where it tends to fail. Our post on felt roofing explains where it is still used.
• EPDM rubber. A synthetic rubber sheet that, on a simple roof, goes down in one piece, so there are no seams across the main area. It copes well with changes in temperature, though its edges and seams need laying carefully.
• Fibreglass. A resin that sets to a hard, seamless surface. It stands up well to foot traffic and suits roofs with lots of upstands and outlets, but it can crack if the structure underneath moves.

Building regulations when a flat roof is replaced

The Planning Portal says re-covering a roof needs Building Regulations approval in most situations, and that the work should include improving the roof's insulation, so a straight re-felt like for like is often not enough on its own. It also says some flat roof repairs do not need an application (Planning Portal guidance on re-roofing). On a flat roof the insulation is often laid above the deck, under the new covering, which is called a warm deck. Ask who is applying for approval before work starts, and keep the completion certificate at the end.
