Most roofs do not fail all at once. They wear out over years, and the signs tend to build up together.
The underlay and battens usually give out before the tiles you can see, so by the time water shows inside, the problem is often wider than it looks. If you are weighing it up, our post on whether to repair or replace an ageing roof goes through the signs in detail.
It is the right time to look at the chimney and the fascias and soffits too, because doing them together saves coming back later. Our posts on what to expect during a roof replacement, how long it takes and how to prepare your home cover the job from start to finish.
Concrete tiles are strong and affordable and are on many suburban houses. Clay tiles cost more and usually last longer, and natural slate costs more again and lasts longest of all. On an older house, matching the original covering keeps its character, and in some areas the council expects it, as our area pages explain town by town. See our tiled roofs, slate roofs and flat roofs pages for each one.
Which? asked 11 of its Trusted Traders in November 2025 and found that a new tiled roof on an average three bedroom house costs £7,000 to £21,000, including labour and materials but not VAT, with prices likely to sit at the upper end in London and the South East (Which?). Your price depends on the size and shape of the roof, the covering, the state of the timbers and the scaffolding the job needs. Our guide to how much a new roof costs goes through what makes up the bill.
The Planning Portal says that in most situations re-roofing needs Building Regulations approval, that the work should include improving the roof's insulation, and that a covering much heavier or lighter than the old one can mean the roof structure needs strengthening (Planning Portal guidance on re-roofing). Approval comes from the council's building control team, which you can find through Local Authority Building Control, or from a registered building control approver. Ask who is applying before work starts, and keep the completion certificate.
Re-roofing that does not materially change how the house looks does not usually need planning permission, but it can where permitted development rights have been removed (Planning Portal guidance on roof planning permission). A listed building or a conservation area can bring further controls, so check with the council first.
