What fascias and soffits do

The fascia is the upright board fixed to the ends of the rafters along the eaves. It seals the edge of the roof and carries the guttering, so when it rots the gutter starts to sag and water runs down the wall. The soffit is the board underneath, closing the gap between the wall and the roof edge, and on most houses it is also how air gets into the roof space.

Keeping the roof space ventilated

A cold roof space has to breathe. Warm, damp air rises from the house, and with nowhere to go it condenses on the cold underside of the roof and rots the timber. Vented soffits let air in at the eaves while keeping rain, birds and insects out, so a new roofline that seals that airflow can do more harm than the tired boards it replaced. We check the ventilation on every roofline job, and our post on roof ventilation explains why it matters.

Signs your fascias and soffits need replacing

• Flaking or blistered paint on timber boards.
• Wood that looks soft, dark or stained.
• Gutters that sag, leak at the joints or pull away from the wall.
• Birds, wasps or squirrels getting in at the eaves.
• Damp patches or a musty smell inside near the eaves.

Replacing, not covering over

A common shortcut is to clad new uPVC over old timber that has already started to rot. It looks tidy on the day, but the timber carries on decaying out of sight and the damp comes back. We take the old boards off and replace them properly. On a period house, or one in a conservation area, timber may be the right choice for its looks and the council may have a view on changing it, so it is worth checking first.

As a family-run business, we take pride in our reputation for honest pricing, quality workmanship, and excellent customer service. Every project we undertake is approached with the same attention to detail and commitment to long-lasting results.
