How Much Does Roof Repair Cost in the UK in 2026?

Most small roof repairs in the UK cost a few hundred pounds. When Which? asked 11 of its Trusted Traders for prices in November 2025, replacing one to six broken or missing tiles came to between £75 and £400, and replacing a single ridge tile between £80 and £300. Those are prices for the whole job, with labour and materials included and VAT excluded, and Which? expects them to sit towards the top of the range in London and the South East, which covers every town we work in.

Bills climb from there when the job needs scaffolding, when the fault is not where the water shows, or when water has already reached the battens, timbers or insulation. That is why the honest answer to what your repair will cost comes after someone has looked at the roof, and why a small repair done early is almost always the cheapest outcome overall.

What the published prices show

Which? gathered these prices for common jobs on a typical house, and they give a useful sense of the scale of a bill.

• A new felt flat roof on a typical 6m by 3m single garage, keeping the existing structure, £1,400 to £3,500

They come from a small survey and cover the whole country, so treat them as a sense of scale rather than a quote. A repair on a roof that can be reached from a ladder will usually sit near the bottom of a range, and one that needs a scaffold on a three storey house will not. What pushes a repair bill up

Access and scaffolding

Which? lists access and scaffolding among the main things that change a price, and notes that scaffolding can add significantly to the cost. A slipped tile on a bungalow is a short job. The same tile on the top slope of a tall Victorian terrace may need a tower or a scaffold before anyone can safely touch it, and that equipment is priced in whether the repair itself takes an hour or a day.

The roof covering

Slate repairs usually cost more than concrete tile repairs, because each slate is fixed individually and matching the size, colour and thickness on an older roof takes time. Finding where the water gets in

A ceiling stain is rarely directly below the fault. Water can run along the underlay, battens and rafters before it drips, so the stain and the failed tile or flashing can be some distance apart. What the water has already reached

Replacing tiles on a roof with sound underlay and battens is straightforward. Once water has soaked the battens, started to rot the timber or wet the insulation, the repair grows to include them, and that is where a small bill turns into a large one. Emergency call-outs

A repair needed the same day after a storm usually costs more than the same repair booked in advance, because it can mean temporary weatherproofing first and a return visit for the permanent fix. It is still worth doing, because water running through a roof does far more harm than the call-out costs.

Flat roof repairs

Small repairs to a felt or rubber flat roof, such as a split lap or a lifted edge, are usually modest jobs. The cost changes once water has got into the deck underneath, or when the covering has reached the end of its life and repairs keep failing. The Which? figures put a whole new felt roof on a single garage at £1,400 to £3,500, so it is worth knowing when patching stops making sense. When repair stops being the cheaper option

A repair is good value while the roof around it is sound. When the same roof needs work every winter, when tiles are failing across several slopes, or when the underlay has perished, the repairs start adding up to a real share of a new roof without buying any more life. A full re-roof is also a different kind of project on paper. The Planning Portal says that in most situations re-roofing needs Building Regulations approval and that the work should include improving the roof's insulation. Its guidance on work to an existing roof says repairs affecting less than half of the roof, and less than a quarter of the whole building envelope, do not normally need an application, and most everyday repairs fall well inside that.

How to keep repair costs down

• Keep gutters and valleys clear, because overflowing water causes a lot of damage at the eaves. Our guide to why gutter maintenance matters explains how often.
• Deal with heavy moss before it lifts tiles and blocks gutters, with moss removal if it has built up.
• Have the roof looked at after severe storms, and inspected regularly as it ages.
• Fix a slipped or missing tile promptly, before water reaches the battens.
• Combine roof work with other jobs that already need scaffolding, such as renovations or a loft conversion.

The only reliable way to know what your repair will cost is to have the roof looked at. A quote should say what was found, what will be done and whether access equipment is included, so you can compare it fairly with another. Be wary of anyone who prices a large job from the pavement, or who leads with a full replacement before checking whether a repair would do.
