Fascias and soffits are the boards that finish the roofline along the eaves of your house, and they do two jobs that matter far more than their appearance. The fascia is the upright board fixed to the ends of the rafters, and it seals the edge of the roof and carries the guttering. The soffit is the board underneath that closes the gap between the wall and the edge of the roof, and it also lets the roof space breathe. Under BS 5250 and the Building Regulations, this airflow needs to be equivalent to a continuous 10mm gap along the eaves on a standard pitched roof, and more on shallower pitches.

The ventilation mistake that costs the most

This is the part that separates a good roofline job from an expensive one. In our experience, a vented soffit works better than a solid one on most Bromley roofs because the cold roof space needs that continuous flow of air to stay dry, and boxing the eaves in with a solid board is one of the cheapest mistakes to make and one of the most costly to put right. Modern uPVC fascias and soffits are the usual choice for good reason, because they do not rot, they need no repainting, and vented versions build the airflow straight into the board. Timber still has its place, particularly on period and conservation-area properties where appearance matters, but it needs maintaining to last.

There is one trap to avoid whichever material you choose. A common shortcut is to clad new uPVC over old timber that has already started to rot, capping the problem rather than removing it. It looks tidy on the day, but the timber underneath carries on decaying out of sight, and the damp comes back. Replacing the boards properly, rather than covering the old ones, is the difference between a job that lasts and one that hides a growing problem.

Conservation areas and the Bromley roofline
